General Costs 

The fire sprinkler system in your building depends on the rooms needing the upgrade to your fire protection. A data center that features server rooms will need something different than a commercial business.  The application can make a difference when putting out any fires that happen. In general, new construction projects will ask for a dollar or two per square foot, while retrofitting existing structures will cost anywhere from two to seven dollars per square foot. For high rise buildings, it will cost anywhere from two to four dollars. For historical buildings, however, the price goes up significantly.

Other factors are essential considerations. Making sure your building meets all applicable fire codes and regulations, however, is one area where you can’t afford to cut costs. 

  1. The pipes: What are your fire sprinkler pipes made of? The answer to this question will affect the cost of upgrades. Plastic is the least expensive, but many applications are better served with steel or even copper.
  2. The systems: Your engineer will have to think about the system as a whole. If your building gets its water from the city, then you will probably need to get a backflow preventer installed. This can prevent any problems caused by the antifreeze solution added to help keep the pipes from freezing over. However, storage tanks and booster tanks may be necessary if you happen to draw from a nearby well. 
  3. The design: Standalone systems and multipurpose systems will also demand different setups and maintenance expectations, both of which will affect how much they cost.
  4. Service life: The expected service life of all fire sprinklers will also affect how much they cost. This means you will probably want to speak to your insurance carrier and fire protection partner to find out how much longer they will last before any replacements need to happen.
